The suburb where Perth stops being flat

Armadale sits at the foot of the Darling Scarp, about thirty kilometres south-east of the city, and it is the point where the assumptions that govern demolition across the rest of the Perth metro stop holding. West of the scarp, Perth is flat, sandy and forgiving. On the scarp and the foothills it is sloped, clayey and seasonal.

The City of Armadale issues the demolition permit under the Building Act 2011 and holds the usual verge and crossover bond. Everything else about the job is shaped by the ground.

Clay, laterite and the winter problem

The soils here are clay, laterite gravel and, in places, granite close to the surface rather than the deep free-draining sand of the coastal plain. Four practical consequences follow.

Water. Clay holds it. After heavy winter rain the ground stays saturated, tracked plant churns it, and a site can be genuinely unworkable for days. Scheduling demolition and site clearing here through the wet months needs contingency built in.

Compaction. Clay does not behave like sand under compaction, and it moves seasonally as it wets and dries. Backfilling a pool void and certifying it as engineered fill takes a different specification and more testing than the same job on a sandy block in Joondalup.

Weight. Clay is heavier per cubic metre than sand, which shows up directly in truck loads and disposal cost.

Rock. Laterite caprock and granite near the surface can stop a footing excavation or a trench well short of where it was meant to go.

Slope and retaining

Foothill blocks are rarely level. That means demolition happens on a grade, with machine positioning and safe working platforms taking more setting up, and material moved uphill or restrained rather than simply pushed into a truck.

It also means retaining walls, and lots of them — limestone block, concrete sleeper, brick, and older timber sleeper walls that are well past their design life. Almost all of it is holding real soil load, often a neighbour's. None of it comes out without an assessment of what happens to the ground behind it, and on anything substantial that means engineering input, not judgement on the day.

Where a site needs to be re-levelled after demolition, that is genuine cut and fill work and belongs on the civil contracting side rather than being treated as tidying up.

Housing stock and asbestos

Older Armadale and Kelmscott housing sits in the asbestos era, with the usual fibro sheeting, eaves, fencing and carport roofing, so the licensed asbestos process runs first on anything pre-1990. The newer estates across Harrisdale, Piara Waters and the Wungong corridor were built decades after the asbestos era and are generally clear, though sheds and fencing brought onto a block later still warrant a look.

Larger foothill blocks also tend to carry more structures than an inner-suburb lot — sheds, workshops, stables, shade structures — all handled under garage and shed demolition, with driveways and slabs under concrete removal.

Vegetation is a planning question

Blocks along the scarp and near Bungendore Park and the Araluen foothills often carry mature native vegetation, and several Perth councils protect significant trees through local law or planning conditions. Check with the City of Armadale's planning team before clearing anything substantial — a fine will comfortably exceed the clearing cost.

Why is the ground different in Armadale?

Armadale sits where the Swan Coastal Plain meets the Darling Scarp. West of the scarp the ground is coastal plain sand; on the scarp and the foothills it becomes clay, laterite and granite. Clay holds water through winter, moves seasonally, compacts differently and is heavier to cart, so earthworks assumptions that hold across the rest of Perth do not automatically apply.

Does a sloping block cost more to demolish?

Usually yes, for three reasons. Machine positioning and safe working platforms take more setting up. Material has to be moved uphill or restrained rather than simply loaded. And sloping blocks carry retaining walls, which need assessment before removal because most of them are holding real soil load. The demolition itself is not harder; the site management is.

Can machines work here in winter?

Not always, and that is worth planning around. Clay and laterite hold water after heavy rain, and tracked plant on saturated clay churns the site and can become unsafe. Jobs scheduled through the wetter months need contingency, or a hardstand access route, in a way that a sandy block in the inner metro simply does not.

Is asbestos likely in Armadale houses?

In the older parts of Armadale, Kelmscott and the surrounding foothill suburbs, yes. Much of the pre-1990 stock used asbestos cement sheeting, eaves lining, fencing and carport roofing. The newer estates spreading across Harrisdale, Piara Waters and Wungong were built well after the asbestos era and generally do not carry the same risk.
